The client told JLR Contracts that aesthetics were not an important factor on this job. Functionality, low maintenance and long floor life were the most important factors that were required. A lot of the existing concrete floor was in a poor state of repair, due to the dampness in the floor. The whole floor would firstly receive a heavy grind, which would remove several mm’s from the concrete surface. In turn, this would remove years of grime and contamination from the surface. Cracks were also chased and filled with an industrial repair mortar. Subsequent finer metal diamond grinding stages were then undertaken. Chemicals were also applied for both grouting and densifying stages, this creates a more uniform floor as well as a resulting hard-wearing surface. The floor was then chemically treated to harden the concrete surface, before the polishing stages were undertaken, through subsequent finer diamond grit sizes to leave a low gloss sheen. The result was a fully functional floor, which would be long lasting and give many years of service, with only a basic cleaning regime being the requirement. The location of the property also made the project particularly sensitive to moisture. Built at or near ground level, the floor had been exposed to rising damp for an extended period, which had previously led to the failure of standard surface coverings like lino and laminate. These materials had effectively trapped moisture, accelerating deterioration and requiring frequent replacement. By switching to a polished concrete system, the client could finally eliminate the ongoing issue of surface delamination and damp-related failure. Polished concrete is inherently more breathable than traditional coverings, allowing any residual moisture vapour to pass through without compromising the integrity of the floor. This solution is especially suited for environments where aesthetics are secondary to longevity and functionality. Our team then applied densifiers and grout coats not only to increase the hardness of the surface but also to fill micro-pores that could otherwise attract dirt or moisture.
